The Park opens for 10 months of each year from 2nd Saturday in March to 1st Sunday in January.
A pay per use launderette and a children’s playground are available. We do not have a Restaurant, Bar or Shop as these facilities are available just a short walk away in the village, and we want to support the local businesses.
No, These are Holiday Homes only and cannot be occupied all year round. We will require evidence of a permanent address as part of the license agreement.
There is no hire fleet, and all our Holiday Homes are Owner Occupied. Subletting is not permitted under any circumstances.
For the 2026 season the Annual Licence fee will be £6,200 Inc VAT.
In addition, when you first join the park you will need to provide a Utilities security deposit of £1000, this is of course refundable when you decide to leave the park, once your final invoice has been settled.
In terms of your ongoing obligations, in addition to the annual license fee, you will need to pay your Council Rates, together with Electricity, Gas and Water, which are all metered.
You will need to insure your Holiday Home and its contents – We are appointed representatives of Bspoke Insurance, and can enrol you on their specialist ‘Compass’ Scheme if you wish us to. If you choose to insure through a different agency, an administration fee is chargeable to cover our time in checking that the policy is appropriate for the Park, and that the sum insured is adequate.
The first year’s pitch fees are payable in full prior to occupying your new Holiday Home. From your second season you will be offered the option to spread the cost of pitch fees via a monthly direct debit. This deferred payment scheme is only available to those who pay invoices promptly. If your account should fall into arrears, then the deferred payment option will be withdrawn and outstanding fees will become payable in full.
Unfortunately not, all Holiday Homes coming onto the Park must be new and supplied through our appointed distributor Broughton Leisure.
However, Broughton Leisure are able to offer excellent part exchange deals, so give them a call and see what they can offer on your existing Holiday Home.
We do not hold waiting lists. However, once each phase of the redevelopment commences construction, prospective Owners will be able to place a deposit with Broughton Leisure for a new Holiday Home, which will secure their chosen pitch in that phase once it is ready.
There will not be any pitches for Lodges at Rowston, however there is no size restriction on ‘Single Unit’ Holiday Homes. There is a cladding colour specification that needs to be adhered to which is part of planning permission for the Park.
Not all model ranges from each manufacturer are available, Broughton Leisure will be pleased to discuss the options with you.
All Holiday Homes will be given a 15-year Licence after which they will have to be removed from the Park
Well behaved dogs are welcome, provided they are kept on a short lead and only exercised in the designated areas.
Yes, We provide and install all timber decking to ensure uniformity, appropriate sizing and correct spacing between Holiday Homes across the Park. Please enquire at the Park Office for a quote.
As the Park is being rebuilt from scratch, a fibreoptic internet network is being installed, enabling high speed internet connections to each caravan. An internal WiFi access point will be fitted in the Holiday Home upon siting which will be free to use, subject to a fair and acceptable use policy.
Yes, this can be arranged via the Park Office.
Two 120KW EV charge points are located by Reception. Individual 7 KW EV charge points can be installed for your use near your Holiday Home on request and upon payment of an additional fee.
These facilities may be made available, subject to demand, at a later stage of the development.
15 Seasonal touring pitches will be made available in a future phase of development. Once the construction of the touring pitches commences, you will be able to register your interest, and you will be notified once more details are available. We suggest signing up to our mailing list to be notified if this is of interest to you.
